My agent has been pretty good, but I have limited data: only been in the business of renting out properties for a little over a year and vacancies are really low around here.Having said that, the first property they 'marketed' and signed the tenant for 1/2 months rent.

I keep the utilities on when it's vacant, once you secure the tenant usually they can just contact the utility companies to have them transferred into their name.

In my state the SAFE act requirements do not affect a land contract as the title does not transfer.

Having said that, you can absolutely provide data to the seller to explain how you came to the price of your offer, but you need to have access to that data and understand how to comp properties.

DO NOT give keys until the following occur: you get the deposit and first months rent in money order/ certified check, lease signed, and a confirmation that the utilities have been transferred to tenants name and a finally signed move-in checklist.
