I would call around to as many lenders as you can and just find one that you feel is the best fit and communicates well with you.

The categories match up pretty well with the 25 components I call out in my Estimating Rehabs books.Btw, this is the way my accountant recommended I set up QB...he's the one who moves everything to WIP at the end of the year for the properties that haven't yet sold.

I literally took on a client, well more like a Capital Fund Group that purchases multiple properties and they have different PM companies all using AppFolio and I had to setup their QB and also Fixing their existing QB. 

By making targeted upgrades and ensuring the property was well-maintained, I was able to enhance its appeal to prospective tenants, thereby increasing occupancy rates and rental income.

I see you're a contractor as well as a real estate agent, are you still active on the building side? 

I know that market very well but it would be easier to help you if you have more precise questions and also if we know what your objectives are.

I don't believe it will go down a TON across the board, I think the corrections will be product specific as well - for example, I don't think the market has priced in how unaffordable it is to hold a condo in Miami and that market has bubbled in many areas - the prices today just don't make sense any more and I think there will be major cooling in the condo market, even though even at lower prices I will stay away from condos over 4 floors.
