Every word that you said can be used against you in the court of law.

If the lawsuit is "frivolous" or if the court dismisses the lawsuit there isn't a problem.

If rent control worked, then San Francisco, Berkeley, New York City, and Oakland, would have the lowest rents in the country.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

When I see prices across the country at the levels they are, I’m thinking we are near or at the top of the bubble this cycle.  

But mostly its about Joe Pesci being forced (by court order) to live in one of his own units for 3 months and having to adapt to a "lower" style of living. 

I have been looking at different structures such as MI LLC owned 100% by a Delaware Holding, or just an LLC electing C Corp tax so we don't get taxed in our country of resident (Morocco).

Sizes of truck courts and parking is important too. 

Charging tenants for repairs probably wouldn't stand up in court but I know a lot of Landlords do it.
