So my biggest lesson I learned was that I need to be in total control of my deal no matter what.

@Jordan Doolittle if i started over i would buy 2-4 multi units and move every year. 10 years you would control between 20-40 doors.

I hate HOAs...you have no control and they can kill your cashflow.

I control a 42 unit mobile home park through my LLC. 

No need to venture abroad

You will need all these answers when/if you have financing come up, and financing your venture may be tricky.

Some of the repairs/upgrades suggested by the inspector are Central A/C (Currently window units), Upgrading the electrical breaker box & an in depth electrical inspection as there are some loose wires in the attic, pest/rodent control, and to fix a fence that is falling over.Also, can anybody help me analyze this deal?
