I've tried searching on the web but it's hard to determine how helpful these agents would be for my situation (hence why I'm making this post).

There is a list of struggling banks given and a paper that has a number and web site to call, at the very bottom it Reads “Certain fees, conditions & limitations apply, please ask for details.”

Then, of course, there are countless ads on the site, which BP I assume is hopeful we click on, and the keywords that lead to the ads I see all over the web, etc. etc.So while the "gurus" may in fact ask you for money upfront, and some of them may in fact not be all-that-great, there's a profit motive regardless of whose perspective you choose.

A large proportion of the MLS listings are shown, but these are usually a few days old (in my experience good deals often get scooped before they hit web listings)

CBRE , ARA , Marcus and Milichamp , Colliers , census bureau, department of labor stats, crime stats, check city web page for progressive growth, look for non profits that are bringing in business to the area, steady population growth, chamber of commerce, — Ask, is there progress or stagnation?
