People are going to read your posts and, from what you ask, determine which way your moral compass points and whether or not they want to do business with you. 

This is why I get pissed off when we get into these discussions about morality and fairness and everyone here with a buck to make off of being considered honest gets up on their high horse and starts their patented speechifyin'-preachifyin' bullcrap about The Ethics of Being a Realtor™ and suchlike.

I just use a cheap Boost Mobile line and have had no issues.

Could you remodel the property (value add) and boost rents? 

Very minimal benefit in rates for a big boost in flexibility.
