Some appraisers will account for condition more so than other appraisers.But, the biggest things that impact appraised value are above-ground living space, garage space, number of beds/bath, age, etc. -- the stuff that isn't cheap to change.

I am going to build some open floating shelves.We went with a floating bamboo wood floor in the living and kitchen.

www.rentometer.com is a website which allows you to put in an address and # beds, it shows you the range of expected rents in the area. www.padmapper.com shows you properties in your area currently listed for rent on Craigslist.

Quick question... if you were to keep it as a duplex, what would the beds/baths be for each unit?
