The concept of liability protection from a LLC is double:- it protects the owner from liability arising from inside the LLC (ie if you are sued for a problem due to the property inside your LLC, they can't touch your own asset that are not in the LLC).

Then, you create molds for different situations as they relate to everyday people, and then you are able to preemptively circumvent issues or very quickly and efficiently mitigate them when they do arise regardless of the neighborhood or property class.

Going directly to a smaller flooring subcontractor will usually result in lower cost that a larger general contractor style set up, And always do year research on whoever it is you hire to verify their reputation and that they will be in business down the road should a warranty issue arise.

Most buyers, obviously, will be financing and it would be nuts to terminate a deal with your buyer that will most likely arise again.

Other issues arise when an investor may want to sell.
