Found a great Property manager, Shelby Henning with Keller Williams in Las Vegas.

I have a home in Vegas that i get bombarded on .. so its worth 350k all day.. 

Nudge Zurricx had massive events in Vegas and they brought in the flipping Vegas couple and they spend maybe 30 to 45 minutes on stage .. the big take away from those guys was make 50 offers a day :) ..

My boyfriend and I are interested in investing in short term rental(s) in Las Vegas.

(In Vegas you usually have minimum 3 days to look at Hoa rules and financials and then sign off on them.

Be sure to read up on local laws on Air BnB, a lot of restrictions within Las Vegas.

They were in HOA Violation for 3 months, due to underwatering, and per the Lease Addendum, I invoked my right to take over the landscaping and have them pay me, instead of their landscaper, who they weren't delegating to, or didn't want to pay extra for more than "mowing" since the rates doubled here in Vegas. 

Currently, I am in between Las Vegas, Texas and Florida.

I would like to start investing in some rental properties where the demand is great, although I know Southern California on palm of my hands but I would rather start elsewhere like Texas or Las Vegas Nevada if market is great, California is way over the market and I think I might not afford at this time.
