Have your lawyer send a demand letter.

they are messing with the electric, they shouldn't be touching anything like that without your consent, hopefully you have that in your lease. take pictures of what they did and send an email to Daddy with a copy of the lease part that says they can not make alterations to the house without your consent and pictures of what they changed and CC " your Lawyer"  - either for real or make your own lawyer email, but document everything. once he sees the lawyer is involved you may stop hearing from him.

Inform him to cooperate with the lawyer and sign the papers.  

Unfortunately, I can't think of a good, affordable lawyer in the Pottstown area of the top of my head.

Some folks do an LLC per property, some an LLC per million (or max on their insurance policies), some just get insurance policies and lawyer up. 

He replied " I am out of the country and the lawyer will change the pricing on the contract and reach out to me" , O.K great, I informed the Title Company about the situation.

I’m sure it can be done with enough motivation and discipline, but the lawyer side of things simply doesn’t provide that enthusiasm for me.
