It seems often that people will dwell on books, articles, podcasts and other sources and really just need a bit of personal motivation by peers to get out there and take that risk to start gaining those Street Smarts.

It wasn't a huge deal and it went well for being a first renovation after two other contractors flaked out on me and the third one wouldn't give me line item Scope of WorkThe contractor bought everything else. 

I'm in a safe community where crime is low, so we don't have to worry about squatters, missing appliances, etc.

Can anyone share their experiences or advice on how to make this process smoother? 

@Hector Espinosait's fine to invest out of state, you just have to do more than look at properties on Zillow.

Personally I try to push out my terms on all my loans even when investments could cash flow on shorter term loans.

For instance, you cannot deduct labor on an unfinished flip until it is sold.
