I've had a bunch of sales calls in November with owners wanting to transition their STR to a furnished LTR because the STRs were not performing as well as they expected, or in some cases, not covering the mortgages.

I chose to refinance this property and closed a 75% LTV mortgage on an appraisal of $100k vs. $86k invested.

@Kyle Doney the local big municipalities (Denver and Auora) allow people to pull permits online so there is no trip down there to get a permit.

If you are planning to move into the next property, you may be able to find a property for sale that has an assumable mortgage.

The lenders I've been talking with don't know if its possible just because I've been doing self employed work for only a year now and they want two, I've thought about a DSCR loan but I don't want to commit mortgage fraud.
