He is a good friend that I work with at the firehouse who has been interested in selling his property to me ever since I mentioned wanting to start investing in multi family property.

Save up enough for a single family home in as good of a location as you can afford, buy it, and get roommates.

I have always loved the idea of multi-family with your VA benefit. 

Additionally, Memphis boasts a strong rental market driven by a large population of renters, including students, young professionals, and families.

Obviously, we believe that without a proper vetting of the borrowers credit history, etc. this type of loan is a crap shoot.
