Most of the work will be interior paint, installing flooring, trim, cabinets, toilets, and fixtures.  

Also there was water damage in the kitchen in the lower cabinets so they all needed to be replaced.  

Don't shortcut yourself on property management, you wouldn't manage property for a customer for free.

The business continues to grow as we have built a great reputation with customers.

The home was bought 3 years ago at $208,000 and no large improvements have been made beside things such as newly painted cabinets and updated landscaping.

At this point, I can't even accurately tell if cabinets need to be replaced.

Its mid rehab and there are new cabinets, fixtures etc sitting in boxes that i dont want them packing up and taking right before we close the deal

They should therefore never try to copy my way, but instead apply a similar thought process and rationale that I try to share to come up with a custom made strategy for them.Another thing I will add that kinda annoys me is that many want me to take their hand and walk them through every single step by step, find the deals for them, help them negotiate, help them renovate, etc. for free, as if I have nothing better to do with my time.
