Like @Bob Prisco eluded to, I generally get more out of talking to people who are putting in work, as opposed to those who read/study but never do anything (but talk as though they are the experts, it's hilarious lol).It's hard to break the "I can do it better" mindset! 

@Emiel Barbosa The short answer is "yes, you base it off of comps in the area" but @Bob Okenwa is right in that a local realtor who is active in the market should have a great understanding of the value.
