In my experience, typically property managers collect the rent, deposit it in a designated bank account they have for client monies, pay all expenses you have authorized them to, and then issue you the balance by a certain date every month (on or about the 10th is customary).

I will also advise her that if she is considered that there might be problems in the future that her best bet is to report the incident to the authorities and having that on file will help her join responsibility.Also as everyone has said, I'm just a small time private investor.

Our local water authority sells rain barrel kits at cost and encourages their use.I was thinking that a rain barrel connected to a soaker hose that discharges away from the house could be a good way to handle larger brief amounts of rain.

If your partner is part of your LLC or other entity, the title company will likely want an Authorization to Act on Behalf of LLC (or other) and it need to be signed by all members.
