My challenge is that I’m struggling with figuring out if a property will be profitable or not, even though I've done research on sites like AirDNA and tried to analyze multiple factors.where Im stuck: 1.

A DSCR Loan will carry a much higher rate than 4.8% and will most likely need a greater down payment. 

I have made some investments in Canada and now i would like to expand my horizon to cash flow properties in the US.
