I like using my local cabinet shop where i know the  owner he appreciates the business and we get great service since we buy 10 to 15 sets a year in the one market..I know in MS I see the guys here build the cabinets on site... even in higher end and use very cheap hardware.. we use soft pulls on upgraded hardware always...

So I mostly agree with @Adam Johnson but personally I would get the 4 FNMA loans first, then 'shop' for a lender... if that's what you want to do.

I've made an analysis spreadsheet based on some I found on the site, and I've been running numbers on several properties in the area to break it in.I'm going to go out looking at some houses this weekend to get a better idea on reno costs estimates.I know I still have a lot to learn, but I am a believer in learning through experience so before too long I will be seriously shopping the market.I look forward to continuing my new nightly routine; Podcast on the way home from work, dinner, and 3 hours on BP!

Do your own shopping around for title company/closing agent, and ask for their best rates on title search and closing cost, you can potentially save another $100-200.You have zero chance of getting a down payment less than 25% on a *conventional* loan, unless you're financing a FNMA REO through the Homepath program.Because you do not have two years of LL experience, you will get no credit for rental income on this property, or any other rentals you have previously financed.
