This is where all of the big budget busters usually occur. 

I actually agree with @Rick Albert that appraisers usually don't giving enough dollar for what you spent.

Based on my projections I assume I would earn a negative cash flow between $400-$1,000 annually lol. 

Remember, everyone else’ is either not bidding or bidding less because of this situation, this is a plus to you, not a negative. 

While I don’t usually take out 100% in my refinance because I’m looking for strong cash flow I’ve been able to take out most of my down payments.

Also, I am not sure it’s worth the costs since you have small homes: the studies are usually reserved for large buildings with multiple units.

Usually, this fixes most browsing problems.

All it takes is to present these numbers to the buyer, and it's usually pretty easy to sell. 

You could even ask them to do a limited scope appraisal where they generate a light appraisal without a site visit and usually for about half the price. 

@Norman Schultz hi and thanks for updating us, even though it’s been a disappointment :(As I asked earlier (2years ago) in this thread: you hear a lot of success stories about DSTs when the market is doing well…and when we’re in a downturn…it’s usually crickets.
