I have two tricks that I use with my clients to avoid underpinning and getting your 7’-0” ceiling height.

One trick is to restate the land trust as a living trust for the transaction and restate it as a land trust after the transfer.If you want to learn more about them, I would suggest the fantastic Clint Coons Youtube channel. 

A good handyman can do the trick as well.

But, being from Rochester, MN, we've accepted that the town is a one trick pony, and we are all betting big on that horse. 

My acquaintance taught me a new trick by including the holder of the mineral rights in the Quiet Title action -which was initiated primarily to remove an 9 year old lien, that expired automatically in 10.   

I would attempt to negotiate the price downward.I believe the trick to real estate is getting something that is worth a dollar for seventy cents, that way you can always make money.
