Our area is not unique, this is a nationwide issue (opportunity) for accounting firms.In the end I think many would be well served to think of their CPA/EA as they do an attorney - while they can also help provide planning advice to better structure your tax life and save some money, a portion of the cost is just a cost of doing business - you are required to be compliant by the Feds / states / etc, and the CPA/EA is insurance to ensure you get it right and stay out of their way.

Generally stay away from 3 bedrooms unless they have equal size.

He is very knowledgeable, provides excellent service, and was always a quick call or email away.

Financial plan would stay the same if we go this route as we will be adding a rental either way.

I’ve read some not great things about crime in Cleveland, but I imagine knowing an agent in the area would provide knowledge as to safer neighborhoods to invest in.

If she insists on staying and playing games, you'll hold her accountable and she can face termination, eviction, early termination fees, or whatever else that entails. 

Finding a knowledgeable real estate attorney is definitely crucial for setting up your investing company correctly. 

There are still some deals for flips, but numbers are tight right now - last deal I reviewed last night was only a 5% COC assuming everything stayed in budget - we decided it was not worth the amount of capital at risk for that type of return.  

I'm staying put but expanding the portfolio.
