@Eric Barnett if the rate is 1.75% above prime then that's soft money.  

If you are 100% committed to the property management business and can scale it to well over $40K income within a year or two, go for it. 

If the issue is that you have a soft heart and don't want to be the bad guy, then you might consider hiring a property manager to do it.

Recently we've thought of offering move-in baskets at one of our complexes (think tide, dawn, toilet paper, paper towel roll etc).
