I have seen retail centers for instance where if it is turned sideways or building is situated behind another retail center then harder to rent and rents drop to fill it with lease up.How good is the cross traffic from other sites to this tenant box space?

Then write out a "seasonal" list, ie.. snow removal, cleaning gutters, etc.

It is much faster and is way easier for the elderly tenant to keep clean.

Unfortunately, the Sutton Power station ash ponds are significantly (5x to 6x) larger than the Dan River ash ponds according to NC DEQ Inventory of Duke Energy Coal Ash Ponds and Wilmington is significantly more populated than Eden NC, the site of the Dan River breach. 

Dirty, needs some major cleaning on the inside.I'm happy with collecting passive income and having a steady paying tenant. 

Lots of information on this site about screening they might be beneficial.

@Sam Hickey Thanks for the additional info, I was browsing a bit on the USDA site but since their properties are mostly in low population areas I believe that wouldn't be great for downtime getting a tenant in.
