My brother now wants to sell his half, how does that work? 

Our realtor and the selling realtor are both saying we can’t walk away and that the relocation company is going to sue us because we are completely approved and docs are with title.

I would like to clear up as much of the title as possible so I can sell the property, Is there a way to legally do that? 

(obviously this would be a difficult selling point) I don't see why this would matter since it could finance like a SFH, look like an SFH, built like an SFH, recognized by the city as an SFH, etc.
