If you move forward with purchasing a rental property this year, I would try and have someone sign a lease that gets you closer to spring expiration (i.e. 18 month lease) so that when the lease expires you'll be positioned at a higher demand time of year.Happy analyzing, and best of luck finding a deal!

They accepted that at signing and that was that until I decided to replace it and added an addendum to the lease stating that it was functional.In the future, check all working items in your property and make sure each non-function item is listed.

Hi everyone I'm a newbie investor in the West Virginia Morgantown Clarksburg Fairmont area and I'm having trouble finding a title company or  Real estate attorney that is investor friendly I've called other wholesalers and tried to find local REI meetings but none of that's worked I want them to look over my contracts before I start having buyers and sellers sign them.

You need a contract signed by the buyer and all current owners... also referred to as a Purchase and Sale Agreement or PSA. 

mailers, web ads, yellow pages, signs... how are you going to FIND deals...?
