Hi, I'd like to buy a property in the 110k range (my own cash), refinance out the cash and sell it in a land trust on owner financing, deed held in escrow until fully paid off.The niggle I see is that I think most lenders have a seasoning requirement on the property purchase before you can refi the cash.

I currently manage a few STRs and have worked with a seasoned rehabber on several projects.

This usually involves driving around the area I am interested in, at different times of the year and times of day, to get a sense of what kind of neighborhoods they are, flooding, seasonal access/closings, etc. 

It seems I either have to wait half a year for “seasoning” (that Fannie Mae thing) so that I can apply for financing and get a mortgage on the property, or I take a financial hit with deferred financing, leaving 25% of my capital as equity and recouping only 75% - this seems to especially suck since I wouldn’t be able to take advantage of a hypothetical higher-than-purchase-price ARV.Another strategy I saw, by one of the Kwak brothers, was to buy a “nicer” home, then use the equity from that in the form of a HELOC, in conjunction with savings, to buy several rentals.

The properties are seasoned over 2 years.  

If so many lenders will have a 6 month seasoning period before you can take out a loan.

Purchase price: $272,500 Purchased a 4 BR, 2 Bath Home (Built 1992) initially for the family. 2100+ sf, screened in pool, storage shed, 2 car garage.

It will be interesting to see where this goes as we head into the spring selling season.
