@Brian Garrett, I have seen people discuss the BRRR method, but my main question is if it’s possible to have a private loan from say a family member and pay them the mortgage payment plus interest keep that loan and go get a conventional loan thru a bank and keep the original loan.

Still I would say a 50/50 split is pretty hard to swallow unless it is a fantastic deal and you have a proven track record.

But as far as cash flow all my rent increases were eaten up by the increase in property taxes as the value rose, so it's a myth to say a turd can get better with time. 3% return now could be 3% in 20 years.

Well there are stats that say a disproportional number of part time workers are women....so people that only work part time wont meet that criteria for income....and a larger % of them will be women as opposed to men....so you must be discriminating against women....Smokers?.....
