I made the newbie mistake of locking into a 5 year mortgage - at 3% in mid 2019, and then the pandemic hit in early 2020 and now rates are rock bottom and I just keep staring with disgust at my mortgage prepayment penalty wishing it would magically disappear.

It has lots of potential (raised rent, units would be easy to improve, added utility fee, added attic apartment, added coin-op laundry, possibly added storage in basement), and it is a really great old building (brick-- rock solid-- used to be a convent!)
