At this point I see you have a few options, they are;Keep the property and use the tax write-offs to reduce your income taxes WHILE you work on increasing the revenue as I mentioned in my previous postAs Patrick mentioned, sell it.

You have to stress test the property meaning if you hold 10 years and in year 6 you need to refi what does the income stream look like then?

Again I will stress that no keys will be given until the entire security deposit plus first month's (or prorated) rent along with a signed lease is executed.I just do not want to open  myself or the tenant to any issues....and really I feel that full deposit and rent is what is needed.

Unless you are getting these energy saving items ( new windows, LED lightbulbs, high effiecency furnace) for a significantly reduced price or for free then I would pass on this program.

Murphy would have it fail at the worst possible time giving me some stress ROI too.  8-)  Otherwise, I don't think a tenant cares if there is a new or old furnace if they are warm.Jim.
