If the spore count inside the house is alarmingly high compared to the readings outside, then you've got a mold problem.I'm no attorney, but I'd strongly advise you let the tenant pick the mold inspection company (even if it's from a short list you provide), so there's no hint of perceived collusion.

You may have a little better luck if you open up your search to a duplex or 3-plex to still be able to use a VA loan and live in it, but even then it's slim picking.

This is more of a strategic play for the future and I don't have time to pick up many extra properties unless they are very close.

Pick well, avoid the really low cost properties, and you can do fine.

I'm a buy a hold guy with 1 property and looking to pick up another in a year or so; maybe a wholesale deal or two in that time.

Your solution will probably be fine just tying to pick out holes for coverage.

@Troy Fisher:  Numbers are easy, what's hard is the right judgement and experience to pick the right input numbers.  

Just hearing them chat at the coffee cart I pick up on their analyzing deals and their list of important factors.  

If anyone on BP has any experience in the central Texas area (Austin, Round Rock, Cedar Park, Pflugerville, Georgetown, Leander) I would love to pick your brain and possibly bounce some ideas off of you.
