There is an outstanding repair issue that will run very costly, but it is not decided/confirmed. 

-You have to do very detailed due diligence because that LLC could have outstanding debt (outside of what purtains to the property) they dont tell you about and from a collectors standpoint, youd be assuming that as well.

why not purchase the property subject to the mortgage and then catch up the mortgage OR Re-Finance to pay them off.Obviously, I don't have any numbers to work with here, but that may be a viable solution depending on the property value,  Outstanding Balance, Arrears, Taxes Owed ect...

Ask if there are any outstanding issues that the prior owner did not resolve, let them know what your plans are for any fixes/upgrades in the near future, and let them know you will be providing them your own lease on xx date which will include a rent increase.
