@Sonia Luzunaris many of my investor clients here in the Berwyn/Oak Park area deal with this type of conundrum when dealing with these types of owner occupant loans.

Before long, I'm willing to bet that a bunch of those houses you're being outbid on are going to be back on the market, half finished, because somebody watched a Chip and JoJo marathon and went out and wrote a check.Just my two cents worth. 

Hi all,I'm a busy professional trying to buy my first rental property in the Royal Oak, Clawson, Madison Heights, Berkley and Ferndale areas - SFR or multifamily residential or commercial.It is really hard to find anything that cash flows positive in these areas (I use 5% vacancy, 10% property management, $50/month repairs and $200 a month cap ex.). 

But that is where I would start.. then from there trying to find a second in this scenario is probably a waste of time and another partner same thing whats in it for them.. so either you guys all chip in with cash or you go hat in hand to senior lender and work a deal.

Royal Oak and Livonia are a good call but I can’t comment on current market pricing.

In the ranges you mention, personally I'd look just a little further East (78723) and a little further South (78745) or down to Oak Hill.

Has anybody tried Angel Oak Prime Bridge out of Atlanta, GA for a loan to do a Rehab project?
