@Michael Lee, I have already set up an LLC just to protect my personal assets, I still need to consult a CPA on future business structure though, thank you for bringing that up!

@Thomas Lee Malpass you are in California, you can ask your landlord to let you out of the lease early and see what they say, if they were to say no and you left you probably wouldn't be on the hook for too much of the remaining lease assuming you have kept the property nice you might be paying for a month or two max assuming your landlord acts in good faith.

There are also areas where cash flow may be less, but you have nice neighborhoods and appreciation potential, such as Lee's Summit, Blue Springs, or Overland Park, Shawnee, and Olathe on the Kansas Side in Johnson County.
