Overall, he seems to want to do a basic cost seg for me on the FF&E and Capital Improvements and leave the original basis of the property on the conventional depreciation schedule.I would love some feedback, personal experience, thoughts on this matter.

The art is to increase the rent without running off GOOD tenants (very important, if the tenants aren't ideal tenants then non-renewing becomes the default option).

Later this month, I'll be visiting the city for a couple of days and would love to meet anyone who can help me kick off my investments - agents, property management firms, wholesalers, and contractors. 

I'd love to see full picture context of inventory in other markets like I have here, I bet ya it's a common theme....
