I am looking for a design software to invest in to help design layouts of properties.

Hey guys,As a beginning investor with no design background, how should I go about picking finishes and optimal layouts for a house? 

I'd recommend the BP Beginners Guide (education department of this site - it's free), this will help layout what you need to define.20% for your first property (I THINK) is too much.

Your Operating Agreement (in Texas it's called a Company Agreement) is where you lay out all the terms of your "partnership."  

Additional labor costs should be expected for any set up like cement floating or installation of hardi backer (cement board, etc) as well as additional labor costs for intricate layouts or details like metal edging or bull nosing stone. 

On occasion we @Kevin Kovalsky may want to reconfigure the layout of one of our apartment units.

If alongside the basic information that you use to market properties on sale (the photographs, descriptions) you included floor plans,...... nothing too complex just floor areas and layout of rooms.

All units are identical in layout. 

Then,  I'd recommend you visit with your attorney and CPA and lay out the situation to them.
