I watch the small multifamily market in baltimore closely and there are a couple beautifully rehabbed (but in my opinion overpriced) duplexes that have been on the market for an extended period of time. 

I’m looking for some direction and have watched a ton of BiggerPockets YouTube videos and even read David Greene’s BRRRR book, so I figured what better place to get some direction and finally build some relationships than here! 

@Richard Kelly easy way to tell if they are functional: go to the property one day when the sun is out, look at the electric meter, watch it for a few minutes and see if it is spinning backwards!

Keep listening to stuff and watching videos and learning.

Just set your goal for 6mo and you'll watch yourself get there in 5.

I assure you, watching a few YouTube videos or attending a 3 day event doesn't replace that level of experience with local, state and federal regulations.
