I also look at the path of progress, and will risk what were the yellow and orange areas if I see all sorts of rehabs and development and I know the City Council plan for the area.In my market we have rehabs and knock-down / new-build of homes ranging from $300K to $600K in areas that were previously solid red five years back - and are quickly becoming the place you want to be.

The low income properties just don't attract quality tenants.Ive seen so much revitalization the last few years but its not going to matter how much the city improves if new blood doesn't move in.i see people buying up abandoned houses left and right and fixing them up and the city is doing a good job knocking down the condemned ones.

MY contractor concluded that the wall in question was not my wall , L&I came out on a Friday evening and without warning , a knock , or any type of formal notification beside a business card slipped in the door- when I called the inspector and told him my engineers findings I was told “it’s your wall now- time has passed we are going to court on Monday to demolish your home” and was given a number of a shelter. - I went to city hall to speak with someone that Monday , the litigator actually spoke with me , saw our pictures and letters from our engineers and STOPPED the hearing for the demolition sent out surveyors and concluded that it was not our responsibility to fix the wall.

His friends are all good guys, but none of them are knocking it out of the park getting started with their lives.As an alternative to him buying it, I could just buy it myself and rent it to him and his buddies, but then we would miss out on the lower down payment and lower interest rate of a first time home buyer.
