Mississippi, like California and almost every other state, has several regions and sub regions and each has its strategies and gotchas and opportunities and watch-out-fors...that said, step one is getting boots on the ground in the town/region/holler that you can trust. 

I am new to this so I am running out of ideas but in reality to start living together we need a 4 bd house for our 3 kids and a bunch of pets so we know it would be a house around $800K until we can make more money from our jobs and side hustles.

My intention is not to boast but to inspire and share the significant impact that BiggerPockets, especially Joshua Dorkin and Brandon Turner, have had on my life.I first encountered BiggerPockets at 23 while enduring long 14+ hour days as a pipe fitter on hydroelectric dams in northern Manitoba, working 21 days on and 5 days off shift schedules.Although I was earning well for my age and educational background (I barely graduated high school), the job was unfulfilling and almost toxic, mainly because of the dynamics with the associates in the industry.

I am currently using AppFolio at my current job as a CFO so it is definitely robust.I've used MRI for a short period of time so I can't say much.

I might have an opportunity to PM some properties I don’t own.  

Getting a mortgage without a job will be near impossible without going with an alternative loan product that will come with a high down payment and high interest, which is not the "househacking" way. 

Hi BP Family,I am looking into earning a little more income on the side, while also learning.Any real estate side jobs that I can look into that doesn't require having a real estate license?

Also to my knowledge, all my income outside of sponsored job has to be passive income.

Ultimately, my goal is to not have my wife and I work a typical job until we're 65.Does this strategy make sense?

Should take the opportunity and ask the bank to renegotiate the purchase price at a deep discount?
