You did a great job on most of the details but it looks like the floor plan you started with is now the issue and is not really correctable.Looking at the Zillow map of the area, I see very few houses over $400K and most around you are about $100K+ under yours. 

Usually if there is a plumbing or electric issue, it falls on the tenants.  

Building Cost: - I've heard varying estimates $/ft for capex related to building a climate control facility, but what can I expect generally in total $/ft for an assumption when building 150 or 250 unit building.

A career GP (who invests in my own deals), yes, but also an LP in private placements across a broad spectrum of industries, real estate included, so I see this issue from both perspectives.I think we do agree that many GPs won't, don't, or can't invest in their own offerings, and I also think we agree that GP investment makes LPs feel better.I think where we differ is that the existence or absence of this investment makes a tangible difference.
