It can be done, the rehab funds have to be kept in escrow by the QI and the QI has to be instructed to draft payments to the contractor doing the work since you cannot receive the funds if you want to defer the capital gains tax bill.

The instructor is clearly to blame for some of this so I guess the results will vary depending on who is teaching.

hello bp friends when I attended the real state class back in 2003  IFREC orlando florida , I remember my  instructor had already 35 years in the business  was big in this advice .what you learn in this class is for you to learn principles and laws and regulations to be able to pass your state exam  and get your license ,but when you go out there in the  real world it's totally different story .
