I tell my husband all the time to parking almost number one on my list when looking at properties.  

A really cool report by Apartment List showed VB has one of the fastest growing rent changes in the country at 3.9%. 

I can write you just one umbrella policy with the out of state addresses listed and covered. 

Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

I have had 14 listing appointments generated through their service in three months and have a funnel of many many more.

No real estate agents would re-list and a lawyer told us title could be clouded. 

Same law in Oregon and California  not verbatim but same basic law.. pre foreclosure was how I used to acquire a lot of my properties in Clark co WA and PDX market once that law went in we had to stop but there are others I am sure that do not even know the law exists and just list to the gurus.

Houston is a little expensive, especially when combined with current rates but there are some BRRRR deals that can work with decent ARVs...just as a quick example, here's a ranked list of properties by BRRRR in Houston - there's a few that potentially make sense but not a huge amount of choice.

If you are not able to find an accurate number of investors after skip tracing the address, I would recommend calling the listing agent of the flip and working through them.
