I am going to catch some heat for this: also 1031 exchanges; specifically on smaller investments are fool's gold!

If it were mine, I'd put in a very small rental office, just a half door walk up with a room for a desk and 8 tall file cabinets (and a half bath for management use).Sleeve A/C and electric heat the office with some benches out front for residents and wanna-renters to sit on.And use the rest of the place as rent-able units, except for maintenance storage areas. 

Since their agent never responded to mine I’m going to reach out myself this morning. 

Why does their life expand, but not mine?

My biggest issue is that I can't seem to find similar comps, since it seems like I'm finding places I would consider "better" than mine (on Craigslist) that are renting for a few hundred dollars less.

Some of mine are for 6-10%.

My boyfriend later moved in with me into the second home and about a year later we got married.It is my understanding after talking to a local property lawyer that because 3 requirements were met, the rental property is still considered mine as a sole owner (the 3 conditions being: 1- asset was purchased before marriage. 2- we never lived there together as a couple. 3- all income & expenses for the property were kept separate from joint funds and are easily accountable). 

Mine would day if less than $500 worth of stuff at garage sale prices them I can take back property and dispose of any stuff in house.Are utilities still on in tenants name?
