What I am concerned with is if they will ask to be reimbursed for everything they have done.To be honest I am now being swayed to keep the hoarders and release the fire-pit tenants due to them possibly feeling like they are "owed", which would only get worse and their aggressive dog.

For a flip I would just make the tub surround a little less bulky and make the shower a bit bigger by eliminating that side of the tub surround to bring that wall as close to the tub as possible, and maybe even extend the other side as well closer to the toilet.

Hi Kim,The house is screaming for a proper proper porch/entry with a portico... it would completely transform the front facade and give the house some much-needed curb appeal.That said, with your extremely limited budget, the next best solution would be build a MUCH bigger wood porch over the existing one (no demo cost, and it's below the entry treshold) that extends a few feet farther into the yard from the house, and if you can afford it, to the far right small window.Either way, build two simple fat columns at the corners of the porch that would be about a foot higher than the railing, and positioned just outside the two smaller windows flanking the entry door.Then, paint the entry door a deep, very rich burgundy.It probably would exceed your super-tight budget, but would absolutely be worth the investment.

Hi,I have a friend who bought a single family home in California.I started reading this thread - https://www.biggerpockets.com/forums/67/topics/272019-unconditional-lien-waivers-and-subcontractors - and realized my friend never made my contractor and his subs sign any Conditional or Unconditional waivers when they started a renovation on his single family home.1) Is it sufficient to get the General Contractor and the associated subcontractors to sign the "UNCONDITIONAL WAIVER AND RELEASE UPON FINAL PAYMENT" as found in this template from the state of California?
