Agree with Deanna; The tenant(s) are entitled, by virtue of the lease, to "quiet enjoyment" and peeking over the fence or conjuring up a lame excuse to get entry too frequently creates a nuisance.

Maybe everyone else that responded to this post is great with tools and can do repairs themselves or keeps a list of contractors handy that will respond immediately, but what if you're on vacation or at work and you don't have a property manager that will take care of these issues......tenants do not respond to kindly when you give excuses instead of answers Just my 2 cents

What I mean by that, is they stop paying, they give excuses to a timid landlord who gives them extra time and extra time and then finally move out when the notice is placed on the door.
