John, other than this situation, we enjoy having an HOA.

I hope that this settles down, and they can comfortably enjoy living in the home, but if it escalates, do I hold them to the whole year or offer them to buy out?  

Being someone that enjoys playing with numbers though, I would start doing a more in depth analysis and see which numbers may have some risk involved.  

I enjoy dealing with people, have a desire to succeed, have confidence in myself to getting things done even if it means thinking outside of the box.

Or what about getting a degree in Spanish or something you enjoy?

That should still net them an additional $1,500/month in income.As a son who wants to take the burden off of the parents so their retirement can be more enjoyable, consider helping them with handling the tenants by answering the phone calls and booking for repairs, etc...Personally, I don't like either options you proposed for a retired couple.

I'm a little over whelmed, but enjoying the learning process.  

I have recently attended the Fortune Builders 3 day seminar, and enjoyed the information but was not hard pressed to spend 20 -50 k.
