Paint does look decent, the main thing for me is to repair any and all wood rot to preserve the asset.Unless there is an absolute need, I don't like the Smile on Camera signage.  

Take a photo of the rotting food in the refrigerator.   

If you have to remove garbage and rotting food that is attracting rodents, take video evidence of everything you are throwing away.
