Wait until you have a fair housing dispute or perhaps you handle rent payments improperly during a COVID-19 pandemic or what if that unlicensed handyman you're using gets hurt or even worse yet hurts someone else?

I still have a few unanswered questions but my proposed resolution in working together is as follows:I am able to be the investor’s agent, in order to locate the foreclosed properties for you on the MLS and give you the comparable properties.

We’re currently involved in a civil dispute with them over a laundry list of things they did and damages they caused to our homes. 

A tenant of mine disputed the security deposit amount when I sold my triplex.

@Wesley McDavidI suggest considering various scenarios in which this could go downhill and make sure you have good, mutually agreed upon resolutions/off ramps.Some that quickly come to mind are:>>  What happens after 2 years and she's paid back her half of the down payment? 

The tenant also has 15 days from receipt of move out charges to dispute any charges that are deducted from the deposit.

I hired an attorney who has been mediating the dispute between my broker and myself but my broker still intends on taking me to small claims court.

What if the property manager and you get into a dispute and the PM won't return the tenant's deposit or some other unfortunate circumstance or the PM company won't hold the tenant's to the lease?

Most banks still haven't figured out that an appraisal value pulled from regular sales doesn't give a true picture what a buyer will pay for on a short sale, and I've had to go through great lengths with value disputes to get them to understand the real picture.
