And real estate representation is full of disclosures, it's hard to imagine a situation in which buyers are obligated to use a specific agent without realizing they've gotten into that situation.Also, most states have some kind of disclosure form the buyer needs to be shown before they sign a contract, i.e. in WA state we have the Law of Agency that explains how a buyer's agent represents a buyer (same for sellers).

I’d make them sign a disclosure that these restrictions will lower their price by 30% or so....if they agree, call up local Real investors/buyers, spread it around within your office, etc.

You could certainly tell your seller they don’t need to proceed with their lawsuit against previous seller since you are going to be a witness for the previous seller that they did not lose $40k because they did not disclose the repairs, as your disclosures will show.

Good evening to all ,Seeking inspiration from fellow investors.My wife and I were suppose to close Thursday got pushed back to Friday and now we hope for the best on Monday , our lender got our closing disclosure sent over to title right at closing time Friday so now we wait to hopefully close Monday after we have wired a total of 12k to title company for closing.

I do not want to do that, since I used to be member of no association, (I even did not subscribe MLS for disclosures have MLS records.)So I would appreciate it very much if someone can let me know if there is another online broker which does not require its affiliates to join Association of REALTOR membership, and it charges flat fee commission split.P.S.: I know it is good to have NAR, CAR, MLS ... but like I mentioned, I bought for myself, and I do not bought very often, so I indeed do not need them, so please skip the importance of the NAR, CAR, MLS ...
