Mentally, the problem I kept running into was that I'd end up depleting my cash reserves and only have a couple properties.

See the little plus sign next to Depreciation and Depletion wherever they are mentioned?  

We were there doing final clean up and the inspector just walked in without saying a word and started taking pictures.

Could be environmental clean up issues, zoning, covenants (dedicated to green space etc) located on a floodway or swamp, irregular shape or landlocked making unbuildable, etc.

As a NNN tenant I would have been within my rights to enforce some serious maintenance and cleanup, but at the end of the day I felt it would just be the beginning of a long and endless battle.

Photo-document all conditions before you clean up, just in case.

My advice is to get the tenant out, clean up and paint the apartment and then list it. 

I still think most of LB city needs investors to 'clean up' the city. 

May be I had the door opened for a few seconds and a duck went inside without my knowledge...then it was trapped inside all this time then died.I bagged the duck, opened all the windows and to air out the place (hope no one breaks in), and will be going back tomorrow to clean up the place.I have duck pooped literally on every other floor tile.
