If I were putting my house on the market, I would either A) make sure its vacant, cleaned so it "shows well", or B) staged in such a manner so as to attract the best offers. 

the reality is any where in the nation were cash flow cannot be achieved on a starter investor level or with a SFR that area is prime grounds to sell out of state cash flow.the mid west deep south rust belt and to an extent FLA are the areas of the country were you can buy a single home  ( starter investment) with the least amount down  IE 15 to 30k  and have it cash flow.  

There was about 5K of work that needed to be done. ( I was just instructed to send money, never really got a quote of what that money was for, but the general list did not include any major renovations, just things like painting, some electrical work, cleaning up, etc)  It is now almost two months later, and I don't believe they have even begun showing it to tenants!

Other than that the siding and deck needs to be cleaned (surface dirt), maybe some fresh paint and it's ready for renters to occupy.

Multiple Offers above asking price are quite common, especially for clean, move in ready homes located in good school districts. 

If your goal with buying subject to is to buy something at a deep discount pre-foreclosure, and not because you have no ability to get a loan of your own, seems like it could still be a fruitful strategy?

I don't focus on the deep numbers of these things, just the results. 

Additionally, if the landlord voided the lease agreement , the landlord  should return the deposit as "void" means the agreement essentially never happenedUsing a TAR Application deposit form makes it a clean 

For example in Florida, generally,  a tax deed wipes out all non-governmental encumbrances, but still requires a quiet title action before a title is "clean."

They keep the place clean and pay the rent on time.
